Should you stay in an Airbnb or a hotel? The answer starts with a century-old map, a skyscraper that stole the sun, and a tax Airbnb skipped for seven years.
Airbnb's whole pitch was "live like a local": more space, real neighborhoods, lower prices. But those neighborhoods were zoned to keep hotels out, and the low prices were partly a tax gap that cities eventually closed. This video follows the forces that pushed Airbnb prices up, why cities keep cracking down on short-term rentals, and why so many travelers are quietly going back to hotels.
We go from the Equitable Building in Manhattan (the 550-foot tower that triggered America's first comprehensive zoning law in 1916) to the Supreme Court decision that gave local boards power over land use, to the new Titans stadium in Nashville that's partly funded by the hotel occupancy tax on every booking. Then we look at the marketplace problem every asset-light company hits eventually, the adoption curve, the first-night effect, and how Amazon solved the same problem by doing the one thing Airbnb can't.
