Description
Retirement in Croatia just got more interesting
In March 2025 Croatia amended its Aliens Act so a retired non-EU citizen over 60 who owns property can keep renewing temporary residence, spouse included. Add Schengen membership and the first nonstop from the United States to Split, and Croatia now rivals Portugal, Spain and Italy for anyone looking to retire in Europe affordable enough for a pension.
The honest Croatia pros and cons of moving to Croatia, plus the 5 best cities in Croatia for Western retirees:
Retire in Opatija — world-class cardiac care at Dubrovnik prices
Retire in Rijeka — a real city in January, but the rainiest here
Retire in Pula Croatia — the affordability winner in Istria
Retire in Zadar Croatia — the best weather-to-price ratio
Retire in Split Croatia — hospital, airport, and a city awake in February
We break down Croatia cost of living, buying property in Croatia and the two-register land title trap, Croatia residency over 60, the new property tax, Croatia safety for expats, and why English works better here than in coastal Italy or rural Portugal.
Then, the two types of people Croatia will not work for: anyone needing a road to permanent residence, and anyone who falls in love in July and never sees February.
If you are weighing living in Croatia against other options before moving to Europe retired, watch to the end.

🔎 EXCERPT 🔎
Croatia has no retirement visa.
For years, that one sentence was enough for Americans, Canadians, and British retirees to cross it off the list and go to Portugal instead.
But then…
In March 2025, Croatia just changed its immigration law for the better.
If you're retired and you own property there, you can now renew your residence on that basis — spouse included.
Add the fact that they joined the Schengen area, and got a new nonstop from New York to Split,
and in ten years of living in Europe I have not seen a Mediterranean country move this fast in this expat-friendly direction.
And almost nobody covered it!
But now it is getting too good to be ignored.
To the point that over 50,000 expats have already moved to this skyrocketing destination on the Adriatic coast.
Now, is Croatia good for everyone? Absolutely not – specifically if you are one of the 2 types of people that do not fit this Country.
Today, we will look at the real pros, the hidden cons, and the 5 best Croatian cities for Western retirees.
One has world-class healthcare, one is shockingly affordable, and our number one... isn't the prettiest or the cheapest, but you will be surprised why it won anyway.
Let’s start with the big reasons why you should consider Croatia...
Pro Number 1 — Immigration, and What March 2025 Changed
If you are American, British, Canadian, or Australian, you can own property in Croatia. Freehold, in your own name. No local partner, no company structure, no ninety-nine-year lease.
That right comes from reciprocity. Under the Act on Ownership and Other Real Rights, a foreigner may buy there only if their own country lets Croatians do the same — and Croatia formally recognizes reciprocity with the United States.
