Description

Get the Georgia Buy & Avoid guide — town comparisons, local research and a practical checklist: https://statespulse.report/georgia/ The headline number everybody is passing around is three hundred percent. The real year over year number for Georgia is fifty two percent, and the gap between those two figures is the whole story of this state's housing market right now. Cal Reeves takes nine Georgia towns one at a time, and every one of them gets the same five questions. The Zillow home value through the end of August. How far it is to the nearest hospital. What the internet actually is, street by street. One thing the town is genuinely known for. And the honest catch nobody puts in the listing. Macon, Vienna, Cordele, Cairo, Waynesboro, Warner Robins, Dahlonega, Conyers and McDonough. Two things in here were not what Cal expected. The Macon metro had the fourth worst foreclosure rate of any metro area in America in the first half of this year, and the typical Macon home still went up in value, to one hundred seventy four thousand dollars. And the only two towns on the entire list where Zillow says values actually fell are Conyers and McDonough, forty minutes from downtown Atlanta, sitting in the two counties with Georgia's heaviest foreclosure activity in August. The pain is in the commuter ring, not in the small towns people are afraid of. There is also a reason Georgia's numbers move faster than other states. Georgia runs a non judicial foreclosure process. Thirty days of written notice, four consecutive weeks of the sale advertised in the county's legal newspaper, and then a sale on the courthouse steps on the first Tuesday of the month. Some of what looks like a spike is genuine distress and some of it is simply the speed of the paperwork. Which county are you watching from? Name it in the comments, because the counties people name most are the ones covered next, and next time it is Rockdale, Henry, Hart and Long, county by county. New Georgia breakdowns every week. Subscribe if you want the numbers before somebody turns them into a headline. #GeorgiaRealEstate #GeorgiaHousingMarket #Georgia #HousingMarket #HomePrices #RealEstateInvesting #Foreclosure #PropertyValues #GeorgiaHomes #RealEstateMarket
