Description

Get the Georgia Buy & Avoid guide — town comparisons, local research and a practical checklist: https://statespulse.report/georgia/ Florida was supposed to be the last move. For a lot of retirees it isn't, and the place they keep landing is Georgia. I'm Cal Reeves. I work relocation files for people moving into Georgia, mostly retirees from up north or from Florida, and I drive these towns before I talk about them. In this episode I walk through the ten Georgia towns where Florida retirees are quietly settling: Metter, Tifton, Hahira, Statesboro, Valdosta, Folkston, Brunswick, Richmond Hill, Darien and St. Marys. For every one you get the typical house price next to a comparable Florida town, the homeowners insurance on the same coverage on both sides of the line, the hospital checked against the current Medicare list, the crime numbers from the FBI, and the catch nobody puts in the brochure. Two numbers from this one stuck with me. In St. Marys the typical house runs about three hundred ten thousand dollars, while Fernandina Beach across the river runs about six hundred eleven thousand. And in Darien the average homeowners policy is two thousand nine hundred ninety-five dollars a year, against eight thousand seven hundred ninety-three in Franklin County, Florida, for a fishing town that looks like its cousin. Which of these ten would you drive first, and what's the one thing that would stop you? Tell me in the comments, along with the county you're watching from.
