Description

Moving to South America might be the fastest way to own a home by the sea for less than an empty lot costs back home. In this video, we count down 10 beachfront homes in South America under $99,000 — all real listings, found on the local Spanish and Portuguese sites most foreign buyers never see, with prices converted at August 2026 rates. You'll see cheap beachfront homes in Argentina (Villa Gesell and Mar del Plata), Brazil beach houses in Florianópolis and Ubatuba, Colombia beachfront real estate in Santa Marta and Cartagena, an Ecuador gated community house with a pool in Manta, and two Chile beach real estate picks in Viña del Mar and Coquimbo that are, in my assessment, the strongest of the ten. For every property, I also show the catch — the reason it is priced so low. Condominium fees, seasonal crowds, rainfall, distance from the sand, currency risk: you get the full picture, not just the photos. If you are researching South American real estate, oceanfront homes under 100k, cheap places to retire, or the best expat beach towns, this list is a practical starting point. I'm from South America, and these are the kinds of expat real estate deals locals actually buy Videos mentioned: 💡Subscribe to @TheExpat . I upload new episodes every week! If you're lucky, just raccoons. In South America, you can buy a home with a sea view for LESS than that! I'm from South America, and I went through local listing sites — the ones in Spanish and Portuguese that most foreign buyers never see. I found properties where your money can buy something that would be extremely difficult to find in the US. A sea-view apartment in Argentina for around $68,000. Properties in the Brazilian capital they call the South American Ibiza. And in Chile, furnished apartments with parking and ocean views for well under $100,000. (Which is actually very close to the place where I lived!) The numbers sound too good. So here's what I'm going to do: For every single property on this list, I'll show you the catch—the reason it's priced so low. So we're counting down ten of the most interesting beachfront and seaside properties we found. And three of them are the kind of properties that make you wonder why anyone would still be paying US prices. WHY CERTAIN SOUTH AMERICAN COUNTRIES ARE MISSING Before we walk this coastline, five countries didn't make the cut for a different reason. Peru is out because its coast priced itself up. The value moved inland instead — which is why so many foreigners end up in places like Arequipa rather than on a beach. Venezuela is out because of violence and the civil unrest - I'm not pointing anyone toward buying property in the middle of that. Uruguay is out because it has become too expensive - they call it the South American Switzerland for a reason. Bolivia and Paraguay are out because… well, it would be quite difficult to find a seaside home there (despite the many attempts of both Bolivians and Paraguayans to have an exit to the sea). That leaves five: Argentina, Brazil, Colombia, Ecuador and Chile.
