Seven in ten water heater failures in one big insurance study were a slow leak or a sudden burst, straight onto somebody's floor. This video gives you the three tank water heaters I'd buy, the one part that decides whether a tank lasts ten years or fifteen, and why the number on the warranty sticker is the least useful thing on the box.
I'm Richard Nakamura. I fixed appliances for thirty years, and plenty of those calls were a water heater in a basement, a garage or a closet. Everything here comes from the manufacturers' own warranty and maintenance documents (Rheem, A.O. Smith, Bradford White), the Insurance Institute for Business and Home Safety, and a Department of Energy national laboratory.
What's inside:
• Why nearly every tank water heater in the country comes from three companies, and which familiar names they own
• How a tank works: the dip tube, the hot layer on top, and the two electric elements that never run at the same time
• Half a tank of hot water versus everything lukewarm: which part is which, and the two rules before you touch an element (240 volts, and a full tank before the power goes back on)
• The anode rod, the part that decides how long the tank lives. A.O. Smith says to check it after the first six months and every year after that, and that water softeners shorten its life
• Hot water that smells like rotten eggs, and what the rod has to do with it
• Where the heater sits changes what you buy: attic, closet, garage or basement
• What the warranty years actually cover. Rheem's Marathon warranty states it does not cover labor for service, repairs or reinstallation
• Size it by the first hour rating, not the gallons
• My three: the plain tier with the rod looked after; Bradford White through a plumber for a gas house, the one you won't find at Home Depot or Lowe's, on purpose; and the Rheem Marathon for an electric house, whose tank can't rust because it isn't steel
• The Marathon's lifetime tank term and its conditions: single-family home, original purchaser with proof of purchase, registered online within 90 days — otherwise 10 years
The insurance figures (69% of failures from a leak or burst, $4,444 average claim, average failure age of 10.7 years, nearly 3 in 4 failed by 12 years) come from an IBHS study published in 2007 that is still widely cited.
